We believe in fair and open fees for Landlords and Tenants and ‘buck the trend’ to have hard to find or hidden ‘add ons’ to our prices. These can increase costs quite considerably from the headline fee which can look very competitive. Our set up charges are inclusive of things such as references, ALL guarantors, ALL legals, lease extensions, inspections, check ins and check outs. LANDLORDS – Talk to us, and depending on the level of management you require, and the size and rent for your property, we will tailor either a fixed fee or % to suit your needs. In spite of being fully negotiable regulations require us to post a standard fee. Our fees range from £50 to £100 for full management with a maximum set up fee of £200. TENANTS – Simply put, after you agree to rent a property we charge £250 for the first applicant and £50 per subsequent applicant inclusive and that’s it. (Students are £200 per applicant) NO ADD ONS.

Energy Performance Certificates (EPC)
We have our own in-house Domestic Energy Assessor who, along with providing our clients with their EPC, supplies them independently for local solicitors, letting agents and private clients. This service is available to you whether you are selling or renting your home through us, or not, at highly competitive rates and with a 24 hour turnaround. You may need an EPC for a property transaction or simply to find the energy rating of your home and observe the suggestions it has to improve your home’s energy use efficiency. If you are one of our clients, either selling or renting, we can ensure that placing your home on the market is easier and quicker without the need to subcontract the EPC to an outside surveyor – as with most agents.
