Selling

Selling a property can be a daunting and stressful time so it’s vitally important that you choose an agent whose longevity, track record and heritage means that you’re in safe hands. A successful agent of long standing and a member of the property OMBUDSMAN and NATIONAL ASSOCIATION of ESTATE AGENTS should be a prerequisite when making your choice. We tick all these boxes and are best qualified in the area to help you move, getting the right buyer at the right price and having a smooth experience in the process.

VALUATIONS

Your first step. We have an extensive personal knowledge of homes in the area and do not require or simply do “a quick look up” under the sold house prices on the internet, which actually provides a vague guide at best. Building Society valuers and surveyors have relied on our valuations for their mortgage valuations for years. DON'T GAMBLE WHEN SELLING your home get advice from a highly experienced agent. All our market valuations and appraisals offer complete advice on selling, in addition to the valuation, and come with no obligation and a full disclosure of all your potential costs. ASK ABOUT OUR FEE BUSTER GUARANTEE.

MARKETING

This is rapid and thorough with marketing material produced in 24 hours. Once you are happy with your marketing details we can proceed. Our extensive database of potential buyers are waiting now to hear about your property and we are in immediate contact with them by phone followed by email. Additionally we give 24/7 marketing through our website and the major property portals, For Sale boards and shop front. Viewings are accompanied followed by swift and accurate feedback..

AFTER SALES

Once we have agreed a sale of your property you can experience our exceptional after sales service of which we are justifiably proud. Our fall through rate is very low because of the diligent and attentive monitoring carried out by our dedicated and highly experienced after sales team, thus ensuring things progress in a timely manner with issues flagged early and dealt with rapidly.

Lettings

We have been looking after people’s property in the area for over 25 years and as you might expect, from a long established independent family business, our whole ethos is to look after each and every one like it’s our own. We welcome the opportunity to sit down with you and discuss the “ins and outs” of being a landlord in a clear and relaxed way helping ease any anxieties you may have. Usually you find out that the positives outweigh any negatives, if they exist at all. We can tailor the extent of our service to meet your needs and can include any or all of the following.

  • Extensive marketing
  • Accompanied viewings
  • Detailed credit checks
  • Landlords and employers references
  • Guarantors checks and agreements
  • Assured Shorthold Tenancy agreements
  • Deposit holding with the DPS
  • Service of prescribed information (very important)
  • Inventories and schedules of condition
  • Hand overs
  • Supervision of basic repairs and maintenance
  • Rent collection
  • Regular inspections
  • Annual Gas Safe checks
  • EPC reports
  • Serving rent increases
  • Termination notices
  • Exit hand overs
  • Maintenance at agreed levels
  • Landlord insurance including rent guarantee

We believe in fair and open fees for Landlords and Tenants and ‘buck the trend’ to have hard to find or hidden ‘add ons’ to our prices. These can increase costs quite considerably from the headline fee which can look very competitive. Our set up charges are inclusive of things such as references, ALL guarantors, ALL legals, lease extensions, inspections, check ins and check outs. If you are a LANDLORD, with some agents these “hidden fees” can, and do, put off good prospective tenants from your property….Do you know what prospective letting agents charge your tenants for EVERYTHING they do?

LANDLORDS – Talk to us, and depending on the level of management you require, and the size and rent for your property, we will tailor either a fixed fee or % to suit your needs. In spite of being fully negotiable regulations require us to post a standard fee. Our fees range from £50 to £100 for full management with a maximum set up fee of £200. As we said though our fees are fully negotiable to suit your needs so CALL US and have a chat.

TENANTS – Simply put, after you agree to rent a property we charge £250 for the first applicant and £50 per subsequent applicant inclusive and that’s it. (Students are £200 per applicant) NO ADD ONS.

(If VAT is chargeable it is included in the figures quoted.)

Energy Performance Certificates (EPC)

We have our own in-house Domestic Energy Assessor who, along with providing our clients with their EPC, supplies them independently for local solicitors, letting agents and private clients. This service is available to you whether you are selling or renting your home through us, or not, at highly competitive rates and with a 24 hour turnaround. You may need an EPC for a property transaction or simply to find the energy rating of your home and observe the suggestions it has to improve your home’s energy use efficiency. Please call us should you require more information or have any questions on what an EPC can do for you. If you are one of our clients, either selling or renting, we can ensure that placing your home on the market is easier and quicker without the need to subcontract the EPC to an outside surveyor – as with most agents.

Financial Services

If you simply want good, straightforward, advice on financing a property purchase, we can help. From buying your own home to releasing capital, “buy to let” or “let to buy” we have teamed up with one of the town’s most established independent mortgage consultants to help provide the best advice we believe you can get. Our consultants are independent, giving them the full choice from the whole market on your behalf, and are highly experienced. Just give us a call to arrange an initial informal chat with NO OBLIGATION. If you need more... such as advice on life assurance, income protection and more we can help.
